Will Cafiero, native New Yorker, has been fascinated with real estate since he was a small child. At the age of nine, he would tag along with his grandmother, a New York City Realtor ®. Will attended college at the prestigious, full-scholarship Cooper Union for the Advancement Science and Art in lower Manhattan. It was there childhood lessons from his Grandmother were fortified. He recalls, on his very first day he learned that the Cooper Union Endowment was comprised of properties purchased by Peter Cooper in the 1800's. It was Peter Cooper's extraordinary vision that built the empire that today funds a $40 million dollar plus annual budget.
What makes Will stand out? Well besides his horned rimmed glasses and quirky caricatures there are his unique view points. “Everybody is still talking about first time buyers, what about first time sellers?” he exclaims. “The real stress is when it comes time to sell. On top of all that this is a buyer’s market we are in!” Seeing properties through Will’s eyes yields a completely new perspective. "Real estate is special, if real estate was like the stock market land prices in Alaska would skyrocket every time global warming was mentioned on the news.” Real Estate investors buy based on education and not merely speculation," he adds. Of course like any other investments, decisions must be wise ones, "beware of the up and coming neighborhoods," he warns, "especially when the price is up and the neighborhood is still coming."
Will's property listings and advertising can be seen in the Philadelphia Inquirer, The Philadelphia Weekly, The Philadelphia Gay news and Philadelphia Magazine. He is also the editor of “Philadelphia: The Real Story,” a quarterly newsletter detailing prices on the Center City neighborhoods and his latest take on the Philadelphia market.
So where does he see the future of Philadelphia? "People are migrating from the other big east coast cities, because why else, they like the prices here." More and more we see people relocating from NYC who have discovered a way to maintain their jobs in NYC by means of the modern marvel of telecommuting. "It's not unusual for a couple to walk into a 2000 square foot luxury condominium and say, 'If we sell the studio condo on Central Park West we can buy this and pay off the vacation home, ' Will jests.
While Philadelphia prices may never be that of NYC or DC, supply and demand will be a factor in this new age where technology is closing the distance gaps between major cities. But while distance to work may not be an issue, distance to "play" is a different
story. Will points out, "People still want to live in the city, and want to be around the Arts, culture, museums and of course other people. And what better place than Philadelphia, the former US capital and arguably the most historic city in this great nation." Having grown up in NYC and now being in the metropolitan Philadelphia Area for over 10 years, Will knows what New Yorkers like and how Philadelphia can best
offer it. Where can we improve? "New Yorkers love water front and water
views, Philadelphia has waterfront too with the Delaware and Schuylkill and developers like Carl Dranoff, who are ahead of the time, are already making these investments." Ask Will, can Philadelphia ever rival nemesis and his hometown, New York City? He’ll tell you, “Why not, Philadelphia certainly has this former New Yorker hooked."
